Home Inspections
A home inspection allows buyers to identify areas that may need to be addressed so purchase decisions can be made with confidence. Typical home inspections include assessment of the heating and air conditioning systems, plumbing and electrical systems, roof, attic and insulation, walls, ceilings, floors, windows and doors as well as the foundation, basement and structural components. Cingo home inspections are $400 and include a comprehensive pest inspection. An official termite clearance letter can be provided if needed, and there is a $25 administrative fee. Cingo offers home inspections in Warner Robins, Dublin, Valdosta, Douglas, Waycross and Savannah.
Home Inspections vary in length and detail, often depending on the age and maintenance of a home. For example, you can see sample reports for a well-maintained 2-year-old home as compared to a fairly-maintained 43-year-old home.
Pest Inspections and Termite Letters
Beyond the traditional home inspection, it's important to assess the home for signs of pest activity and conditions that indicate future problems. Banks, mortgage companies and other lenders often require a termite clearance letter that indicates the structure has been inspected by a licensed pest professional. In Georgia, these are called Wood Infestation Inspection Reports (WIRs) and in South Carolina they are known as CL-100s. Cingo has partnered with the real estate industry for more than 40 years. We can meet you onsite quickly to keep your closing on track. A comprehensive pest inspection is $50, and results will be delivered within 48 hours. If a WIR or CL-100 is needed for closing, it can be issued for $25.
What to Expect from Cingo
Real estate professionals are busy. You work out of your car and sometimes skip lunch. We get it. One of Cingo’s core values is, “Happy people making people happy.” Being easy to work with makes people happy. For that reason, we've tried to make the process simple.
1. Let us know you need an inspection. To get started, we just need some basic information about the buyer and property address. Additional details can be provided later.
2. Our Customer Care team will contact you. Cingo will contact the buyer (or agent if preferred) to schedule the inspection. The customer care team is available weekdays from 8:00 am to 5:00 pm.
3. Cingo will perform the inspection. Home inspections take approximately 3 hours and Pest Inspections about 1 hour. If possible, we prefer the buyer to be present at some point during the inspection.
4. Review inspection results. Results and recommendations are delivered electronically within 48 hours and usually the next day.

How long does the inspection take?
Every home is different, but generally we plan for 3 hours for a home inspection and 1 hour for a comprehensive pest inspection.
How long is the termite clearance letter valid?
There are some nuances between states, and requirements vary among lenders. Regardless of these differences, WIRs in Georgia and CL-100s in South Carolina are valid for at least 30 days. Some lenders require that the clearance letter is issued within 30 days of closing.
